Payment plan: Work out a payment plan that you both agree to. In Bulgaria you usually pay the builder 40 percent before starting. But there are some exceptions, such as heating systems and kitchen renovations, which require large amounts of money up front.
Demolition and disposal is the beginning of the construction project. Plumbing, wiring and any insulation are revealed, as are any deficiencies that were not picked up during the house inspection.
Rough framing includes new walls, steel beams for load-bearing, bulkheads, new exterior and interior doors and doorways, new rooflines, and new or upgraded windows.
Lighting consists of main, task and accent lighting. Main lighting is over head, task lighting is under cabinets or over counters while accent lighting highlights special features. Plumbing will affect flooring particularly if moving the sink's location. Think about new drains, how many drains and pipes are needed and how the plumbing affects the layout and space beneath the kitchen.
Heating and air conditioning: Radiators or wood burners may need to be moved or added. If you're adding an addition, your furnace and air conditioning system may need to be upgraded. Ventilation may need to be adjusted if you're improving your home's insulation to allow for fresh air intake and exhaust.
