Buying an apartment in Bulgaria is a sound investment and is currently offering excellent value for your money. The general rule is that an exclusive area is more likely to show a decent capital return. While a property in an overbuilt area will face a lot of competition in the market, unless it is on a prime location with added amenities such as top-class golf courses or spa facilities.

Currently there are restrictions for foreigners buying land in Bulgaria. According to the Bulgarian Act on Foreign Investment, foreigners may buy properties but not own land in Bulgaria. If you’re buying an apartment in Bulgaria you can do tjis as a private owner. However if the sale includes land (as a house would), then you need to set up a limited company to hold the land. A change to this restriction on land ownership has been approved in principle by the Bulgarian state as part of the EU accession, but will not come into force until 2014.

The payment schedule normally involves:
1. Reservation fee 2. A set percentage at signing preliminary contract
2. A set percentage at completion of the foundations
3. A set percentage at completion of the roof
4. A set percentage at permission for Use – Act 16
